The building, which was formerly home to Subway at the Port Macquarie Service Centre, is being demolished before construction begins on a purpose-built store with dual drive-through for the Mexican fast food restaurant, centre manager Graham Linn confirmed.
Demolition is on track for completion by the end of August.
The project has development consent but water, sewer and stormwater approvals are needed before the build can start.
Lianda Constructions is the building contractor.
COVID restrictions were expected to slow the project and delay the opening, Mr Linn said.
But he is confident the Guzman y Gomez Mexican Kitchen outlet will open before the Easter school holidays.
Guzman y Gomez Mexican Kitchen is a fast growing restaurant chain with outlets in Australia, Singapore, the USA and Japan.
