Emergency services were called to a Gordon Street unit complex around 6.40am on Sunday, March 3, finding a single unit ablaze.
It took firefighters five minutes to bring the fire under control and 30 minutes for it to be extinguished.
Fire and Rescue NSW Port Macquarie station commander Gavin Muller said around 14 firefighters were involved from four stations including three pumper trucks and a HAZMAT vehicle.
"On arrival crews found a unit at the block of units well alight. Crews were successful in stopping the fire from spreading," he said.
"Twenty five to 30 people were evacuated from surrounding units. Approximately 14 firefighters were on the ground from four different stations.
"At this stage the cause and origin of the fire are under investigation."
A NSW Police statement said the unit has sustained extensive smoke damage and some structural damage but no-one was injured.
"Initial attempts to combat the blaze were made by bystanders before Fire & Rescue NSW arrived and extinguished it," it said.
"No injuries were reported, and the unit was unoccupied at the time.
"Officers from Mid North Coast Police District established a crime scene and commenced an investigation."
Neighbour, Carol Wood said the resident who lived in the unit hadn't been home at the time.
"About 6.45am I heard people talking on the street and looked out, I saw smoke coming out (of the unit)," she said.
Police are encouraging any witnesses who made efforts to extinguish the fire inside the unit to contact Port Macquarie Police on 02 6583 0199 or Crime Stoppers on 1800 333 000.
