The sale of three consecutive houses on Hastings River Drive has raised the interest of developers either to develop or to land bank.
The properties, totalling about 1800 square metres, are listed by Elders Real Estate.
Nathan Wilson and Richard Bastable say the concept of adjoining properties being sold as one parcel in Port Macquarie is not unheard of, but rare.
Mr Bastable described the sale as "pretty unique" for the same person to be the owner of three adjoining properties.
"I have not seen a lot of (adjoining properties) being offered for sale," he said.
"Port Macquarie's market has grown over the years and the owner now sees this as an opportunity.
"There is the potential to rezone, from light commercial, down the track."

Mr Wilson said developers had a number of options available to them, including land banking or developing the sites into town houses or villas.
"We are certainly fielding enquiries from developers," he said.
"These are good blocks with dual access and in a high profile area of Port Macquarie.
"The blocks would be good to land bank too (for future development)."
He said the sale of adjoining properties has not been a trend for Port Macquarie, in his experience.
"It could be five or 10 years down the track before this land gets developed," he added.
The unique sale opportunity goes under the hammer on Wednesday December 5.
