Despite a downward trend in development activity since the Global Financial Crisis, the recent increase in DA lodgments are an "encouraging indicator of confidence" in the sector.
That's according to the Port Macquarie-Hastings Council's latest quarterly report from July to September.
Council's group manager development assessment Dan Croft said the upward trend could be seen as a clear positive.
"There are encouraging signs of improved confidence in the land development sector," Mr Croft said.
"Council is on average determining 68 development applications per month for the 2013/14 year which is up 15 applications on the monthly average for the previous two years," he said.
Interest in larger proposals were also on the rise, Mr Croft said, as well as residential flat building development inquiry compared to previous years.
"It is evident that the majority of residential subdivisions being approved are going on to construction phase at a faster rate than they were a few years ago," he said.
"A quick drive around the new land release areas will show a large number of building crews working on new home construction."
In recent times, health and medical projects have equated to significant activity for the Hastings.
But residential development continues to drive growth, with almost $8 million worth of dwellings approved during September.
