The Garden Village expansion, known as The Banksia, will be a three-storey 35 apartment premium retirement living complex.
There is an upcoming concrete pour for the final floor of the development.
Garden Village chief executive officer Craig Wearne said the construction site continued to operate six days a week with completion expected in March 2022.
The expansion project comes at a time when Port Macquarie's real estate market is buoyant with the area experiencing strong population growth.
The Port Macquarie-Hastings is proving to be one of the top regional hotspots for city dwellers looking to get out of the big smoke.
Mr Wearne expects the upcoming Census, which provides a snapshot of the nation, will confirm that the Mid-North Coast and Port Macquarie continue to be a destination for retirees and mature Australians.
The trend will drive ongoing growth in the aged care and retirement living sector.
"That will mean that providers will need to ensure they provide and maintain an environment which is contemporary and consistent with that population's expectations," Mr Wearne said.
He said construction company BESIX Watpac was doing a fabulous job in moving The Banksia project forward.
Garden Village, as a non for profit organisation, strongly considers the benefits the project has within the community.
About three quarters of the people employed on The Banksia construction site to date have come from the Mid-North Coast.
Mr Wearne said when the project came to an end in 2022, it would have employed at least 250 people with some good ongoing economic opportunities.
It is expected the development, with potentially 60 people in residence, will create 15 fulltime jobs across unit services, maintenance, management, care support services and hospitality.
Garden Village secured $4.9 million towards the development from the federal government's Building Better Regions Fund.
The project represents about a $20 million development.
Construction of The Banksia follows the development of The Cascades Apartments at Garden Village.
The vertical-style retirement living development, with 52 apartments as well as communal areas, gym, cafe and basement car parking, was officially opened in November 2018.
