A fresh wave of Port Macquarie property is prepared for release at Sovereign Hills' The Heritage estate next month.

A 54 lot section of The Heritage precinct near the Oxley and Pacific Highway is expected to be completed and released for sale in August. The entire 500 lot precinct is expected to release in three stages per year over the next three years.
This new release of land follows the completion of stage one of The Heritage in March. That stage consisted of 45 lots and sold out in mid-May.
Head of Development for Lewis Land Group, Michael Long said the land release has attracted local and outside interest.
"We are taking expressions of interest and have been for a number of months. None are taken (sold) already and we have been holding out in order to go to the market," he said.
"We do have a number of local buyers interested but there is a good mix of people coming from outside the area as well.
"Our median land price is $245,000, which equates to an average house and land package of $550,000 to $600,000. We think that represents fantastic value given we are only ten minutes to beaches and the CBD.
"If you were to go to Sydney for house and land you would be looking at $900,000 to a million while being an hour and a half drive to the CBD and beaches."
The Heritage estate includes a planned playground park in its Southern corner. There is also planned Thrumster sporting fields and a modern clubhouse near St Joseph's Regional College to be completed before 2024.
More than 650 of the total 2400 home sites have now been sold across the entire Sovereign Hills area and more than 1,500 people now live there.
Sovereign Hills Land Sales Manager Luke Moreta said there would be pre-release opportunities for members of the public who have inquired at their office.
"For anybody who has been looking at land and has inquired with our office, they are entered into our customer database for a pre-release opportunity," he said.
"We will notify them by email first on August 4 to give them an opportunity to get in early before the general public release.
"Ten house and land packages, 44 lots will be released to the database on August 4 and we will go to the general public on August 17."
