Global financial services company Link Market Services shapes up as a potential anchor for Walker Corp's fifth tower at the $2 billion Collins Square project.

The deal is one of a number of leases close to finalisation in a rapidly changing landscape.
Agents reckon the most recent Property Council of Australia survey on vacancy rates, where Melbourne's CBD reached at 9.1 per cent, would prove to be the peak as demand stirs.
Savills agent Mark Rasmussen said Telstra's stalled tower on Little Lonsdale Street meant there would be 90,000 square metres less space under construction in 2019.
"Generally the market is pretty good. There's room for people who want to go into new buildings. And with these falling yields people are making a profit on their buildings even though rents haven't gone up yet," Mr Rasmussen said.
CBRE leasing agent Andrew Tracey said "the level of activity this year has been very solid. People understand that the market has bottomed and we're through the worst. They understand that now is the time to do a good deal," he said.
The final and fifth tower at Collins Square was approved in early February. The 27-storey tower, at 2-12 Batman Hill Drive, will have a gross floor area of nearly 68,000 square metres.
Engineering group Aecom is also understood to be signing up to about 7000 square metres of space at Collins Square.
The engineering firm, which recently merged with URS, will be consolidating three offices: 80 Collins Street, 8 Exhibition Street and Riverside Quay at Southbank where URS has a lease with a tail of eight years.
Meanwhile, several potential tenants are looking at the nearly finished 28,000 square metres Charter Hall has available at the new 570 Bourke Street tower.
Knight Frank agent Hamish Sutherland said no tenant has yet signed a deal but the building would not be finished until mid-June.
Two lobby groups could also be moving into the CBD after selling their standalone offices on the city fringe.
The cashed-up Victorian Employers Chamber of Commerce and Industry has signed a 10-year lease on 2300 square metres at 600 Bourke Street, paying $510 a square metre net for levels 30 and 31.
VECCI sold its historic East Melbourne building to the Catholic Archdiocese of Melbourne last November for a record $36 million.
Engineers Australia is understood to be looking at 1500 square metres on levels two and three at the new Westpac building at 150 Collins Street.
The group sold its North Melbourne premises to an offshore investor in August for $13.1 million.
